As your representative, John Vasiliou will:

Meet the client and discuss the design and ballpark estimates. Execute a Design Build Agreement on behalf of the contractor. Perform a site/building analysis, generate a design and present it to the homeowner. Revise the design as much as necessary to generate an approved plan. Execute an installation contract with the homeowner on contractor letterhead. Perform a pre-construction and/or layout meeting with the contractor.

The following six steps describe our process (Note: This is an actual project sample):

The project started off with an initial budget of $275,000 (see Design/Build Agreement, Step 2), but as the design development progressed, some changes that reduced the scope of the project were incorporated. This dropped the final contract price to $250,908 (note value highlighted on page 4).","link1":"","link2":null,"project_images":[{"image":{"thumb":"steps_5_thumb.png","detail":"steps_5_detail.png"},"image_text":{"title":"","description":""}},{"image":{"thumb":"60810rearyardmasterplansunroomv41executed_1_framed_thumb.jpg","detail":"60810rearyardmasterplansunroomv41executed_1_framed_detail.jpg"},"image_text":{"title":"","description":""}},{"image":{"thumb":"60810rearyardmasterplansunroomv41executed_2_framed_thumb.jpg","detail":"60810rearyardmasterplansunroomv41executed_2_framed_detail.jpg"},"image_text":{"title":"","description":""}},{"image":{"thumb":"60810rearyardmasterplansunroomv41executed_3_framed_thumb.jpg","detail":"60810rearyardmasterplansunroomv41executed_3_framed_detail.jpg"},"image_text":{"title":"","description":""}},{"image":{"thumb":"60810rearyardmasterplansunroomv41executed_4_framed_thumb.jpg","detail":"60810rearyardmasterplansunroomv41executed_4_framed_detail.jpg"},"image_text":{"title":"","description":""}},{"image":{"thumb":"60810rearyardmasterplansunroomv41executed_5_framed_thumb.jpg","detail":"60810rearyardmasterplansunroomv41executed_5_framed_detail.jpg"},"image_text":{"title":"","description":""}}],"path":"/assets/files/1/portfolio/23/"},{"id":"22","dns_id":"1","name":"Step 4","name_url":"step-4","client":"3D Digital Images","description":"An important part of the design developmen process involves the communication of design ideas. One of the most powerful ways to communicate these concepts are by modeling. Since traditional modeling is very time consuming and doesn't always complement the business component of the design/build method, JVLD often models a project digitally. This allows a real time review of the project and also enables the potential for changes if necesary. Finally, one of the most powerful reasons JVLD models thier projects is because it builds enthusiasm for the project.","link1":"","link2":null,"project_images":[{"image":{"thumb":"steps_4_thumb.png","detail":"steps_4_detail.png"},"image_text":{"title":"","description":""}},{"image":{"thumb":"rosenwald3dmodelview1_thumb.jpg","detail":"rosenwald3dmodelview1_detail.jpg"},"image_text":{"title":"Digital view: Sunroom on approach from driveway","description":""}},{"image":{"thumb":"rosenwald3dmodelview2_thumb.jpg","detail":"rosenwald3dmodelview2_detail.jpg"},"image_text":{"title":"Digital view: Sunroom from upper yard","description":""}},{"image":{"thumb":"rosenwald3dmodelview3_thumb.jpg","detail":"rosenwald3dmodelview3_detail.jpg"},"image_text":{"title":"Digital view: from kitchen to rear terrace","description":""}},{"image":{"thumb":"rosenwald3dmodelview4_thumb.jpg","detail":"rosenwald3dmodelview4_detail.jpg"},"image_text":{"title":"Digital view: from within sunroom showing stone, wood beams and cedar veneer.","description":""}},{"image":{"thumb":"rosenwald3dmodelview5_thumb.jpg","detail":"rosenwald3dmodelview5_detail.jpg"},"image_text":{"title":"","description":""}}],"path":"/assets/files/1/portfolio/22/"},{"id":"21","dns_id":"1","name":"Step 3","name_url":"step-3","client":"Design Development","description":"The design development step represents the development of plans, sketches and drawings. For multi-faceted projects, it is never a one step process but rather takes place over several iterations: design, present to homeowner, revise... The complexity of the project will dictate how many drawings are required. Often, a detailed schematic level drawing will suffice for exterior projects. Often, when structures are included, elevations, plans and details are necessary. Depending on the county one builds, detailed site plans may also be necessary.","link1":"","link2":null,"project_images":[{"image":{"thumb":"steps_3_thumb.png","detail":"steps_3_detail.png"},"image_text":{"title":"","description":""}},{"image":{"thumb":"rosenwaldelevations-logoless-_thumb.jpg","detail":"rosenwaldelevations-logoless-_detail.jpg"},"image_text":{"title":"Landscape plan (exterior)","description":""}},{"image":{"thumb":"rosenwaldlayoutplan_thumb.jpg","detail":"rosenwaldlayoutplan_detail.jpg"},"image_text":{"title":"Structural elevations and cross section (interior)","description":""}},{"image":{"thumb":"rosenwaldplans-logoless-_thumb.jpg","detail":"rosenwaldplans-logoless-_detail.jpg"},"image_text":{"title":"","description":""}}],"path":"/assets/files/1/portfolio/21/"},{"id":"20","dns_id":"1","name":"Step 2","name_url":"step-2","client":"Design Build Agreement","description":"This Design Build Agreement is from an actual project. WE GET PAID WHEN YOU GET PAID…

NOTE: The Design Build Agreement, while not required, is a powerful way to filter out unrealistic customers and protect the contractor from pointless effort. It is a great value to the customer because the fee they pay the contractor is typically credited towards the installation of their project. Finally, using the Design/Build Agreement allows JVS&D to offer the risk free guarantee: ‘If we don’t sell it, you don’t pay us’!
