Who finds the client?
The Contractor does. In short, bring the customer in the door, JVLD closes them for the contractor.
How does JVLD get paid?
JVLD is paid a percentage of the gross value of the project, 10-12%, depending on overall volume of work provided annually.
How are unprofitable jobs avoided?
The contractor always reviews the estimate, prior to the sale, to confirm accuracy. As a protection JVLD and the contractor, we often maintain a 2% ‘slush fund’ in the estimate to accommodate possible errors. Otherwise, any unforeseen conditions may be billed to the client as an ‘Extra Work Order’. Generally, the project will not lose money because it was sold at the incorrect value. Finally, JVLD thoroughly reviews and incorporates contractor unit pricing for all services offered.
How much training does JVLD you need?
JLVD can sell for you the day after a corporate agreement is reached. However, if you wish to shadow John on initial sales calls, your review of our process and technique is always welcome.
What becomes of my (the contractor) current sales/design staff?
Often, JLVD is called upon to handle more complex, multi-faceted projects. Utilizing John’s services does not necessarily mean JLVD replaces your staff, we simply are a complement to your firm. You may choose to use JV S&D exclusively (as some have), this is completely up to you. If you’re worried that ‘cherry-picking’ the best leads for JV S&D may effect your current designers, try us out and see how we perform for you! If it is a good match, we can continue, if there isn’t, we go our separate ways…
What are your credentials, academic or otherwise?
Academically, John Vasiliou is a graduate landscape architect and a civil engineer (Masters and Bachelors of Science, respectively). Secularly, he has worked as a commercial construction project manager (6 years), a developer/builder (4 years), a garden designer and salesman (10 years). He has owned his own companies or has worked in managerial/sales positions for nearly all his career. He is a member of the ASLA and the AIA has volunteered in many professional and religious organizations since youth.
